Overview: 

Greenfield is one of central Pennsylvania’s largest and most established mix use projects.  Located at US. RT 30 and Greenfield Road in Lancaster County, Greenfield encompasses over 750 manicure acres containing 3.8M square feet of commercial/industrial real estate, 540 apartments, 400 manufactured housing units, and 2 hotels branded by Hilton and Marriott.  Greenfield is called home by over 2,500 employees, 3,000 students and 4,000 residents.  

 

Evolution: 

Greenfield was born from a 40 acre, industrially zoned, land-locked parcel of ground along US. Rt. 30. Originally acquired as an expansion site for High Steel Structures, in the 1960’s, the owners soon had another vision for the site.  The site was developed into 7, for-lease industrial buildings.  With the success of this project, Greenfield expanded over the next 50 years, acquiring five farms and a dozen adjoining, developed tracks. Now totaling over 750 acres, there are ninety office, flex and industrial buildings totaling 3.4M square feet.  

In the 1980’s Greenfield added residential to its mix with Greenfield Estates, a 446-unit community with a mix of 1,2, 3-bedroom apartments. The Villages at Greenfield, a manufactured housing community, was added during this same decade. In the 1990’s support retail was added giving our residents and tenants access to small shop retail, amenities and a variety of restaurants. It was during this period that hospitality was added with the completion of the Lancaster Hampton Inn by Hilton. 

The 2000’s ushered in more commercial industrial properties, a second hotel- Courtyard by Marriott and a new luxury residential community, The Reserve, totaling 79 units in an elevator serviced building.  

Today, Greenfield is adding two new industrial buildings totaling 450,000 square feet as well as 311 new luxury apartments.  Greenfield has six available sites for new projects before being fully built out. 

 

Innovation: 

At the heart of Greenfield is innovation. The following lists notes many, but not all the innovative milestones in its history. 

  • First and most formative was High’s vision for a business campus that provided everything a business could need within their immediate proximity. Greenfield offers its customers a variety of office, flex and industrial products in a myriad of sizes.  With the campus, there is support retail, hotels, a U.S. Post office, banking, FedEx facility, daycare, two higher education institutions, several gyms, a pavilion, a conference center and housing at a variety of price points. 
  • Respecting history, the three farmsteads, the oldest dating to 1763 have been preserved and repurposed into meaningful uses. 
  • Greenfield built the first flex building in Lancaster. 
  • Greenfield has the first, curtain wall (glass) constructed office building In Lancaster. 
  • Greenfield has the first 100% solar powered Marriotts in the United States. 
  • Greenfield is home to the first riparian buffer reclamation project in Lancaster and now has the most with three, contributing to better water quality for the Conestoga River shed. 
  • Greenfield has been a leader in creative zoning.  Greenfield was originally made up of three distinctive zoning districts, industrial, commercial and medium density residential
